How long does end of tenancy cleaning take in Glasgow?

From a West End studio to a four-bed Bearsden HMO, here are the actual hours we log on Glasgow end of tenancy cleans, and the four things that push a job over.

How long does end of tenancy cleaning take in Glasgow?

How long does end of tenancy cleaning take in Glasgow? It takes between 3 and 12 hours depending on the size of the property and the state it is left in. A studio typically lands at 3 to 4 hours, a 1-bed at 4 to 6, a 2-bed at 6 to 8, a 3-bed at 8 to 10, and an HMO or four-bed can stretch to 10 to 12. Those numbers come from the bookings the ScrubClub team logged across the West End, Southside and East End in 2025.

Below are the actual hour ranges by property size from over 100 EOT jobs we ran this year, plus the four specific conditions that reliably double a clean. If your move-out date is fixed, the variables in this post are the ones that decide whether the team is in and out by lunchtime or finishing in the dark.

How long does end of tenancy cleaning take by property size?

For a property in average condition, expect a studio to take 3 to 4 hours, a 1-bed flat 4 to 6 hours, a 2-bed flat 6 to 8 hours, and a 3-bed property 8 to 10 hours. HMOs and larger family homes in Bearsden or Newton Mearns sit at 10 to 12 hours, occasionally split across two days.

These are wall-clock hours measured from the team arriving to the keys going back. They assume a two-cleaner team for anything from a 1-bed up, the property is empty of furniture and personal effects, and there is a working hoover point and hot water on site.

  • Studio (G1, G2, G3 city-centre conversions): 3 to 4 hours, single cleaner.
  • 1-bed flat (typical West End tenement): 4 to 6 hours, two cleaners for 2 to 3 hours.
  • 2-bed flat (Southside G41 / G42): 6 to 8 hours, two cleaners for 3 to 4 hours.
  • 3-bed flat or small house: 8 to 10 hours, two cleaners for 4 to 5 hours.
  • HMO or 4-bed family home: 10 to 12 hours, often a three-cleaner team or split day.

Why does an end of tenancy clean take longer than a regular clean?

An EOT clean takes roughly two to three times longer than a regular weekly clean because every surface is treated, including ones a weekly clean rightly skips. That means inside every cupboard, behind the fridge, inside the oven, the extractor filters, every skirting, every light fitting, every window pane inside, and the inside of the washing machine drawer.

A regular domestic visit is a maintenance clean built around lived-in surfaces. An EOT is an inspection-grade reset designed to pass a letting agent's checklist. The change in scope is what eats the hours.

If you want to see the exact list of areas a checked clean covers, what regular cleaning includes is a useful side-by-side reference for what gets dropped on a weekly visit and reinstated on an EOT.

What four things double the time on an end of tenancy clean?

The four conditions that reliably double a clean are a heavily soiled oven, mould around bathroom or window seals, carpets in poor condition, and built-up grease across kitchen surfaces and extractor, with any one adding 1 to 2 hours. Two or more on the same job is when a 1-bed quietly turns into an all-day visit.

1. Oven state

A neglected oven is the single biggest time sink. Carbonised grease on the door glass, racks and base needs a caustic dip and dwell time the team cannot rush. A standard oven clean is 45 to 75 minutes. A neglected oven, especially one with the door glass fused with old grease, is 2 to 3 hours and sometimes a return visit if a part needs to soak overnight.

2. Carpet condition

3. Mould around seals and windows

Glasgow tenements with original sash windows and tiled bathrooms get mould on silicone seals and beading. Surface-level mould wipes off in minutes. Established black mould needs gel application, dwell time, sometimes a re-silicone, and that adds an hour to a small bathroom and two to a tiled wet room.

4. Kitchen grease load

Tenants who cook a lot and rarely wipe down extractor filters, splashbacks and cupboard doors leave a fine sticky film across the entire kitchen. Removing it is a degrease-and-rinse cycle on every vertical surface, plus filter soaking. That is the difference between a 90-minute kitchen and a 3-hour kitchen on the same square footage.

Does carpet cleaning add to the end of tenancy time?

Yes, professional carpet cleaning adds between 1 and 3 hours to the total time on site, depending on the carpeted area and the method. A hot-water extraction across a 2-bed flat is roughly 90 minutes for the pass itself, plus drying time the team has to factor around the rest of the schedule.

Can you do an end of tenancy clean in one day?

Most Glasgow EOT cleans are completed in a single day, including studios, 1-beds, 2-beds and 3-beds in average condition. The exceptions are large HMOs, properties with severe oven or mould issues, and jobs where a carpet machine needs overnight drying before the keys go back.

We aim to book EOT slots as early as possible in the day, typically 8am or 9am starts, so a 10-hour job lands inside normal working hours and the team is not finishing under torchlight in a property where the electric has already been put on a final reading.

How far in advance should you book an end of tenancy clean in Glasgow?

Book at least 7 days ahead in normal months, and 14 days ahead in late June and late August when student tenancies turn over. The last week of June is the single busiest week of our year because most West End and Southside student lets end on the same date.

If your check-out is in that window, lock in the date as soon as you have it. We hold a small number of late-cancellation slots, but they are not something to plan around.

What can you do to make an end of tenancy clean go faster?

The biggest time savings come from removing all furniture and personal effects before the team arrives, leaving the heating on low for a couple of hours so surfaces are at room temperature, and flagging known issues (a mouldy bathroom, a soiled oven) at the booking stage so the right products are in the van.

  1. Empty the property fully, including the loft, under-sink cupboards, the meter cupboard and the drying space on the close stair if you have one.
  2. Defrost the freezer the night before. A frozen freezer cannot be cleaned and adds an hour of waiting.
  3. Make sure the hot water and electric are still on. Caustic oven products need hot rinse water.
  4. Take meter readings before we arrive so the team is not blocking your final inventory.
  5. Tell us about pets, mould or a heavy oven at booking, not on the day.

Is the time the same for a furnished and unfurnished end of tenancy clean?

No. A furnished EOT takes roughly 1 to 2 hours longer per property size band because every drawer, cupboard, mattress and sofa cushion needs to be cleaned individually. Most Glasgow furnished lets are 1-bed flats in the West End and Merchant City, and we usually quote 5 to 7 hours rather than the 4 to 6 of an unfurnished equivalent.

Furnished short lets that have run as Airbnbs need a different scope again. Mattresses get vacuumed and rotated, sofa covers go through the wash, and inventory items get checked off against the host's list.

For a flat that has been running as a short let, the 47-point Airbnb turnover checklist is the closer reference point than a standard EOT scope.

How does ScrubClub time an end of tenancy clean?

We quote on property size, bathroom count, and condition flags, then send a team sized to land inside the published hour range. The team works to a fixed checklist with a top-down, back-to-front sequence so nothing gets re-soiled before the final walk-through.

Our same Glasgow team has been running EOT cleans together since 2019, fully insured, and we work directly with letting agents across the West End and Southside. If you want to see what Glasgow customers say about the finish, the Google reviews on our business profile are the honest version.
