What if a guest checks out late?
We work with a 30-minute grace window on the standard 11am checkout. If checkout slips past that, we text you immediately so you know what is affecting the changeover and can flag the next guest if needed.
Do you provide linen?
On a host plan we can supply, wash, dry and fold linen as part of the changeover, or you provide it and we manage the swap. Linen management is quoted separately per property because property size and turnover frequency change the maths.
What does the photo proof include?
Eight to fifteen photos of the cleaned property delivered via WhatsApp or email within 30 minutes of finishing: kitchen, every bathroom, every bed presentation, living area and any specific corner you have asked us to document. You can flag anything for a touch-up before the next guest arrives.
Can you handle multiple properties?
Yes. We have onboarded portfolios up to 15 properties. Recurring host plans get priority slots, a dedicated lead cleaner per property where possible, and a single point of contact for queries across the portfolio.
Do you do restocking?
Optional and itemised on every invoice. Loo roll (+£2), tea / coffee / sugar (+£3), bin bags and basic cleaning supplies (+£3). Bespoke restock lists (e.g. soap bars, dishwasher tabs, branded welcome items) by arrangement.
What if the guest leaves the property in a state?
We document with photos and notify you immediately. Cleaning time over the standard changeover window is charged as Extra grime (+£15 per slot). You decide whether to charge the guest from the deposit.
What if a guest smokes in the property?
We notify you straight away, and you can book our industrial ozone machine treatment to clear it, from £70. Ozone strips the cigarette smoke and nicotine odour that a standard changeover cannot reach, so the smell is gone before your next guest arrives.
