Glasgow letting agents, what they actually inspect
Eight years of end of tenancy cleans, broken down into the 12 things Glasgow letting agents flag most. Ranked by deduction risk, with the fix for each.
Letting agents in Glasgow run end of tenancy inspections against the SafeDeposits Scotland inventory, not your memory of how the flat looked when you moved in. After eight years of EOT cleans across the West End, Southside and City Centre, the same dozen items show up on every deduction list. Here they are, ranked by how often they cost a deposit.
What is the most common end of tenancy deduction in Glasgow?
The 12 things Glasgow letting agents flag most
1. Oven interior
Door glass, side walls, base, racks, the lot. A single brown smear on the door glass is enough to get an "oven not cleaned" line on the report. ScrubClub adds a deep oven clean as a £40 EOT add-on so it is sealed off the list.
2. Extractor fan filter
Greasy filters get noticed because the agent lifts the cooker hood as a matter of habit. Soak in hot soapy water, scrub with a soft brush, dry before refit.
3. Inside fridge and freezer
Empty, defrost the freezer at least 12 hours before the inspection, wipe seals (the black mould collects in the rubber). Leave the door propped open with a tea towel so it dries odour-free.
4. Limescale on bathroom taps and showerhead
Glasgow water is moderately hard. White vinegar in a sandwich bag tied around the showerhead for an hour resets it. Taps respond to a soft cloth and the same vinegar mix.
5. Mould around shower silicone and window frames
Black spots in shower silicone and the inside corners of single-glazed sash windows show up under the agent's torch. Mould remover works in 15 minutes if applied dry. Replace the silicone if it has yellowed beyond cleaning.
6. Carpet stains and matting under furniture
A hoover does not cut it. Hire a small upright steam cleaner from any Glasgow tool-hire shop for a half-day, or book a professional carpet clean as part of the EOT booking.
7. Skirting boards and door frames
Scuffs, fingerprint smears at switch height, dust on top of doors. Magic Eraser handles scuffs, a damp microfibre handles dust. Cheap, fast, easy to forget.
8. Walls behind sofas and beds
Pet hair, head-grease patches above pillows, picture-hook holes. Fill holes with white toothpaste if you have no filler, sand smooth with a paper towel.
9. Inside windows and tracks
Glasgow tenement window tracks accumulate grit. A vacuum nozzle then a damp cotton bud finishes them. Frames wipe with warm soapy water.
10. Kitchen cupboard interiors and door fronts
Crumbs in cutlery drawers, sticky residue inside the spice cupboard, fingerprints around handles. Empty every cupboard, hoover the corners, wipe handles last.
11. Bins and drains
Smell sells the impression. Wash bins inside with hot soapy water, deodorise with bicarb. Run a kettle of hot water and a spoon of bicarb down each plughole the night before the inspection.
12. Light fittings and lampshades
Cobwebs and dust on shades and on the top of pendant fittings. A long-handled microfibre duster does it in two minutes per room.
How much does end of tenancy cleaning cost in Glasgow?
ScrubClub fixed-price end of tenancy cleans run from £130 for a studio to £250 for a 4-bed, with 5-bed and up quoted on call. A 72-hour re-clean window is available as a £40 add-on, which covers the inspection-day callback if the agent flags anything inside that period. See full EOT pricing.
Should we leave the EOT clean to professionals?
If your deposit is over £600, professional EOT cleaning pays for itself the first time it sidesteps a £150 oven re-clean fee or a £200 carpet steam-clean charge from the agent. The cost of the clean is also itemised on the booking confirmation, which agents accept as evidence the work was done.
