A West End host's guide to August festival turnovers

Glasgow's August festival weeks pack 30 percent more turnovers into the West End calendar. How to keep finishes premium, restocks tight and reviews above 4.9 when the schedule goes brutal.

A West End host's guide to August festival turnovers

August in Glasgow West End looks calm from the street and brutal from the booking calendar. World Pipe Band Championships, Edinburgh Fringe spillover, Glasgow Cathedral concerts, the Tennent's 6 Day, plus the usual student arrivals. ScrubClub turns over roughly 30 percent more West End properties in August than in any other month. Here is the operational playbook we run on the busiest weekends.

How many Airbnb turnovers does the West End run in August?

In a normal month a 5-property West End portfolio averages 18 to 22 turnovers. In August that number rises to 28 to 32, with three or four "stack days" where four or more turnovers happen on the same morning. Saturday is the heaviest day by a clear margin.

The single biggest risk: linen

Stack days fail because linen runs out, not because the cleans take too long. A 2-bed flat with two beds and four towels burns through 6 to 8kg of linen per turnover. Three stack-day turnovers on the same address would need a single host to wash 24kg in a day, which a domestic washing machine cannot do.

What works

  • Outsource linen entirely. £6 to £9 per bed per turnover delivered washed and ironed beats the cost of replacing burnt-out machines.
  • Hold a 50 percent over-supply of fitted sheets and pillowcases on site for the full month so the next clean can start before the linen-service van arrives.
  • Move all white pieces to a single supplier so swap-outs do not introduce subtle colour drift between guests.

The restock SLA: what should be on every turnover

Festival-week guests notice missing consumables faster because they spend less time in the flat. Restock to a tighter standard than a normal turnover.

  • Loo roll, three new and three spare per bathroom (instead of the usual two and two)
  • Tea, coffee and sugar sachets, ten of each
  • Bin bags, two fresh per bin (one in, one stacked under the lid)
  • Bottled water, two large in the fridge
  • Hand soap, swap any half-empty dispensers for full ones
  • Dishwasher tablets, three on the worktop

How do we protect 5-star reviews under volume?

The single highest-leverage move is photo proof. Six photos per turnover (made bed, kitchen reset, bathroom hand towels, fridge interior, worktops, lounge final) uploaded to a shared folder before the next check-in. When a guest mentions a missed item in a review, you have a timestamped record to dispute or to credit a partial refund without losing the rating.

What turnaround windows are realistic in August?

  • Studio: 75 to 90 minutes door-to-door
  • 1-bed: 90 to 120 minutes
  • 2-bed: 120 to 150 minutes
  • 3-bed: 180 to 210 minutes
